Viewings

Together with preparing the house for sale it is very important to think about how the viewings will be done. If you are not available at all times to open the property, you could consider leaving a key with us or with a neighbor or friend who will be able to open the property when you are not there. We will inform you about any upcoming viewing as early as possible, but sometimes buyers decide to view a property in the last minute and if we are not able to show your property, this will be a lost opportunity for you.

Preparing for the viewing

First impression matter! Ensure that your property is presented in its best possible condition. You only get one chance to create first impression, so make the property looks at its best. Tidy up the outside of your home – mow the lawn, trim hedges and remove any weeds from pathways. Make the property inviting. Declutter and clean every room and space in your home. Buyers will want to open every door and will even want to look at the attic, so make sure the space is tidy and clean. Make the most of your Kitchen and Bathroom(s) as they impress most! Make sure your kitchen is spotless and the work surfaces are clear. Tidy up the bathroom, open windows to clear away any excess moisture. Consider replacing bath and shower sealants if mold has accumulated. Pull back curtains to let daylight to brighten the rooms. Light rooms look more spacious. Bad smell can put potential buyers away – air the house/apartment before the viewing. Make your house look like it has been well-maintained – fix any leaking gutters or broken fencing; replace any broken glass or tile; make sure all light bulbs are working.

During the viewing

The owners know their property and the neighborhood best. Yet they are not always the best to present it as they tend to put more emotions than necessary. Let our consultant show the property. He/she will answer all questions of the buyers and will ask you for further details if needed.
