Seller's Guide » Preparing for the sale

Getting your property ready to sell

When talking to real estate agents, you will often find that when they talk about buying a property,, they will refer to your purchase as a “home”, while if you are selling a property, they will often refer to as a “house/apartment”. There is a reason for it – when selling a real estate, you need to remove your emotions from the property you are selling. Your goal should be to get others to see your property as their potential home. Therefore, the first step in getting your property ready to sell is to “de-personalize” it, by removing all family photos and all clutter.

Show the property with as much open clear space as possible, so every extra little thing on shelves, counter tops, drawers, closet, garages, attics and basements should be cleared away. If your property has a garden – make sure the garden and the sidewalks are also cleared.

Setting the price

As a property owner in Bulgaria, you are the one to set the price of your property for sale. Setting the right price is essential to selling your property. Although you'll want to get a good deal, you'll also want to ensure that it appeals to potential buyers. Setting the price too high will put potential buyers off and they might not even want to look at it or will walk away without even making an offer. Remember that a property is only worth what a buyer is willing to pay.

There are a number of factors that affects what a property is worth – location, age, size, number of bedrooms, garden, parking, garage, structure, room layout, condition of the house/apartment, infrastructure and many others. We, at IBG Real Estates can help you value your property, considering all these factors, so that your property will not be overpriced nor undervalued.

Marketing your property

Once you cleared all cluster and all family photos and personal belongings, you are ready to take pictures of your property for sale in Bulgaria. Taking good quality pictures is very important, as pictures are selling. Statistics show that more than 80 percent of home-buyers start their property search online. Pictures should be showing space, not what is inside the house, therefore make sure your property is clean and there are no distracting objects like toys, refrigerator magnets and other collectible items. If you choose to sell your property with IBG Real Estates, we will come and take pictures of your property. We will also market your property on our website as well as on many local and international property portals where we advertise.

Documents of the property

We will ask you to show us the documents of your property, to prove ownership and to take from the papers the exact details of your property and to advise you what other documents you need to obtain.
